150+ that’s the number of laws that affect your rental property!

The maze of legislation that surrounds your rental property is increasing almost weekly and keeping up to date with all the relevant changes can be extremely time consuming. It stands at 150 plus laws that now affect your rental property, surprising we know!  These vary from Fitness for Human Habitation Act 2018 to the Smoke and Carbon Monoxide Alarms Act 2015 to Energy Efficiency Act April 2018 to Right to Rent Act 2016 to name only a few. 


Given that we are also expecting to see more laws introduced within the next 12 months surrounding issues such as mandatory electrical safety checks, deposit cap, 3-year tenancies and tenant fee ban, I am expecting that this number will rise dramatically. Plus, with Brexit not confirmed but looming over us this will only add to the web of confusion regarding the laws governing your rental property; many of our laws are based on EU law but when we come out of the EU this will give political parties more autonomy than before to introduce their own changes.
